Access Statement Oakenholt Farm The farmhouse is situated in the country side off the A548 between Flint and Connahs Quay. The drive is an unlit gravel track leading in to a gravel court yard, on the left is a barn conversion, the top most section on left being the Stables Apartments. The farm house is on the right opposite the Stables. Cars can be parked out side Stables apartments but there is a 20m walk to the farm house, which is surrounded by a walled yard and garden. The area is fairly level but there is a shallow step in to the Stables apartments and in to the Farmhouse. The court yard is lit at night. Wide doors lead in to the entrance halls to both properties and there is a non slip mat on both tiled entrance halls. Double doors lead in to the lounge and breakfast room in the farmhouse, which are set on the ground floor. There is a separate guest toilet on ground level opposite the lounge. The guest bedrooms are situated over the dinning room, access is by 12 steps with a right turn at the bottom, steps are normal risers, which are carpeted. There is a banister rail on right side. The two bedrooms are carpeted, some plugs are low level and some waist level for easy access to kettle and hairdryer etc, both have 3ft shower units with glass doors and Mira gravity fed thermostatic showers with grab rails. Shower mats are available on request. The rooms have good natural light. There are shaver points in lights above the mirrors over sinks. We use feather duvets but non feather pillows, blankets and sheets can be provided if requested. Both rooms have mains smoke detectors. The Stable apartments have two ground floor rooms and 2 first floor. The ground floor twin is a large room with ensuite, which has a level entry shower with non slip tiled floor, vanity unit, a special seat can be provided for the shower if required. The toilet is standard height but a special raiser seat with handrail can be placed over the toilet. There is a dual shaver socket to the right of the mirro r over vanity unit. There is a kitchen area with sink, hob fridge and microwave etc all at standard height. Electric plugs are set at waist height for easy access. A comfortable sofa is provided with remote TV and additional table and chairs. The stairs leading to the first floor has 6 steps a landing and then a further six steps all standard height and carpeted, leading on to a landing between the two rooms. The large first floor double has king size bed with shower over the bath, vanity unit and good natural light provided by over head velux window. The kitchen area and lounge area are the same as ground floor room. A further ground floor single has level entry shower and first floor single has 3ft shower cubical. Both of these rooms have 4 inch step both on entry in to room and bathroom area. Both have kitchen and sitting areas. All Stables apartments rooms have mains smoke detectors and carbon dioxide detectors, also independent instant hot water and central heating systems, which can be independently controlled in the rooms All beds have non-allergic duvets with cotton sheets and non feather pillows. Blankets can be provided on request. Breakfast can be served in rooms on request or in farmhouse. Special diets are catered for. We are more than happy to give assistance in carrying luggage. Closest towns are Flint 1 mile and Connahs Quay 1 miles both have supermarkets, banks and post office and ATMs . The local railway station is at Flint or Shotton 3miles. There is a bus stop approx 200m from house on mail road (Rockcliffe) buses run every 30 min approx to locals towns also to Rhyl and Chester. Taxi,s are also available. There is no public call box but mobiles can be used but reception in side the properties is variable, good out side thought
