Set in a third of an acre of landscaped gardens in idyllic countryside close to Abermawr and Aberbach Beaches, Lower Lochturffin is smartly furnished, decorated and equipped throughout to the highest possible standards. The property was designed by a well known local architect and has uninterrupted views across the owners private lakes and surrounding country side. The large garden of the property merges with the banks of the lake but is enclosed to provide a safe haven for children to play. There are also two patio areas allowing you to enjoy the sun throughout the day. The property is a single storey construction and would accommodate a wheelchair although there are no additional aids and adaptations. Property Name – Lower Lochturffin • Approached from the B4330 then approximately ¼ mile of country lanes. The property is situated at the end of a wide gravelled farm track with uneven surfaces in places but suitable for vehicles. • There are enclosed gardens and there is ample parking on the driveway to the front of the property for several cars. It is accessed via a 5 bar double gate and the drive slopes gently towards the house. • The patios and paths around the house are paved and level. The path is 64cms wide at its narrowest point. The garden is large, mainly to lawn with a few flower boarders and for most part flat. There is a slight incline at the rear of the property. There is a good supply of wooden patio furniture with benches and chairs and a parasol • The main entrance to the property is via an 82cm wide stable door and is approached via a concrete ramp. There are 2 alternative entrances through glass doors into the lounge but each entrance has 1 step up 11/16cms. The internal doors through out the house are approx. 84cms wide. • Guests are not met on arrival and there is no assistance with luggage. • The property is on one level. Facilities include 3 large double bedrooms, I with twin beds, a large lounge to include 2 leather sofas and 2 leather chairs, large kitchen with separate table and chairs, utility room, large dining room with sitting area providing an armchair and settee. • There is an en suite bathroom adjoining the master bedroom with a separate shower cubicle, bath, wash hand basin and toilet. Also a bathroom next to the remaining 2 bedrooms equipped with a shower cubicle, an antique bath with high sides, a wash hand basin and a toilet. • To access the 2 bedrooms and the bathroom there is a step down 22cms from the lounge into a small inner hallway. • The bedrooms are fully carpeted, the dining room has wooden floors as does the lounge but there are also 2 large rugs. The kitchen, utility room and bathrooms have tiled floors. • The pillows and duvets are non feather. • There is good lighting throughout the property. • The TV, Video and DVD player are controlled using a remote. • Light switches and power points are at a sensible level. • The kitchen has an extensive range of above and below work surface cupboards. The work surfaces are 92cms high. The oven is low level with a drop down door and the fridge freezer is free standing with the refrigeration compartment above the freezer. • The mobile phone reception is poor but there is a land line telephone at the property. • External lighting to the front of the property has a sensor. • There is no public transport near the property. • Guide dogs are welcome.
