Access Statement for Ty Coed • Approach off country lane turn left over cattle grid (with side gate for walkers) onto tarmac driveway. This leads to a level tarmac parking area to the side and front of Ty Coed with ample space to manoeuvre two vehicles. • Level concrete path around the chalet with views of the lower Berwyn Mountains • Level lawn garden • Access to the chalet is up three steps or a ramp leading onto the verandah. • There are two doors into the chalet off the verandah both with small steps over the doorframes. Door 1 (770 mm. wide) leads into the kitchen area with cushion flooring. Door 2 is a French Window (1080mm. wide) and leads into the sitting/ dining room area with fitted carpets. • Once in the chalet all the accommodation is on one level. • The kitchen is divided from the sitting/dining area by an archway (1800mm. wide) • Leading off the sitting /dining area is an inner hallway which leads to the two bedrooms and shower room. All doors 710 mm. wide. • Kitchen has work surfaces and normal size sink (height 880mm.) and an eye level grill and oven. • Sitting Room has 3 seater sofa and 2 easy chairs and dining area. Remote control TV with integral video. • Bedroom one has a king size double bed which with prior arrangement can be made into 2 single beds. Bedroom two has a double bed. • Non feather pillows and duvets with polycotton covers and sheets. • In the shower room on the wall adjacent to the toilet there is a grab rail. There is a step into the shower over the shower base. There is a grab rail in the shower. • Light switches and power points are at a sensible height. • All windows to the West of the chalet are lower than normal to allow the views to be seen from a sitting position. • No Smoking and No Pets are allowed. • Mobile phone reception limited.
