This is a cosy annexe to a grade II listed 500yr old stone farmhouse (our ref 5150) recently renovated with a mezzenine bedroom above the living room in Cwm Teigl, 2ml from Llan Ffestiniog. Access is along a gated (3) 0.5 ml mountain trackway as it steadily climbs towards Manod mountain. Country lovers will enjoy this location to walk the ancient footpaths to Cwm Penmachno or the Crimea pass surrounded by 'Wild Wales'. Comfortable open plan design with a contemporary fitted kitchen and shower room. Stunning views of unspoiled the surrounding countryside and Snowdonia from the doorstep and views down the valley towards the coast. Close to hand is Llan Ffestiniog which has an inn and shop, Blaenau Ffestiniog (5ml) has the Ffestiniog Railway station, Zip Wire and Bounce Below, small super market and shops. The wonderful Black Rock Sands (12ml) is the closest sandy beach where you can drive straight onto the 3mls of sands and dunes. If you can tempt yourself off the mountain then visit Harlech Castle (14ml), Swallow Falls and Betws y Coed (15ml) in the Conwy valley, Coed y Brenin mountian bike centre (16ml) and Llanberis at the foot of Snowdon (30ml).

1 MEZZANINE BEDROOM with a Double bed (access up steep ship's ladder with a hand rail on both sides). Bed linen provided. Please bring your own towels.
SHOWER ROOM/WC: With electric shower (downstairs).
LIVING ROOM includes a KITCHEN AREA: Newly fitted kitchen with integrated hob, oven, fridge and microwave, dishwasher. Table and chairs.
LOUNGE AREA: Comfy bedsettee and cuddle chair, wood burner and TV/DVD.
GROUNDS: Patio area to front with garden furniture. Please note that the grounds belong to the mountain and are natural with a small stream to the rear and remnants of stone walls. Young children must be supervised at all times.
PARKING: Ample parking by the cottage.
HEATING: Night storage heating, electric radiators and two log burner.
ELECTRICITY & HEATING: Included. Logs supplied, by arrangement.
PET: Well behaved pets that are not tempted by sheep which graze up to the front door. Dogs must be controlled at all times.
EXTRA: Shared utility room with dishwasher, washing machine and tumble dryer and drying racks. A drawer in a freezer.
NB: Electric vehicle charging point available
WATER: The cottage has it's own supply of mountain spring water which is filtered and UV treated.
NOTE: You are a good 15 minutes drive away from civilisation. Take everything you need for the first day. Warm clothes and sturdy boots are essential up here - even in the summer.
ACCESS: The mountain track has tall grass growing in the centre, there are 5 gates which are normally closed, narrowest gate is 2.3m. The gateway is wide enough for a normal car (Honda CRV was ok). It is recommended to come in a 4x4 if possible.

Mini-break rules at this cottage: A mini-break is a holiday for less than a week and/or may start on a day which isn't the normal changeover day (Saturday). This property owner will only accept mini-breaks at medium notice of 21 days between Easter and October half term. Outside of this time mini-breaks are bookable 56 days before the holiday.

A single £27 Booking Fee applies to all bookings and is included in the price shown. Bookings for 2 weeks will be eligible for a £27 Multi-week Saving. Please claim this in the 'Additional Information' box that appears during the booking process and we will adjust the total before deducting the money from your card.

We strongly recommend that you take our Cancellation Protection (see Terms & Conditions). If you continue you will notice that during the next booking steps this will automatically be selected for you and the price will increase, so simply de-select them on the bookings screen if you already have holiday insurance or if you do not want any cover.

The Pet Charge for all properties accepting pets is £20 per pet.

After your stay, we ask you kindly to please leave the property as it is found, in a clean and tidy manner. This includes replacing the furniture, emptying all internal bins, clean and put away plates etc., clean work tops and surfaces and hoover the floors.

No Smoking: We want all our guests to enjoy an odour free environment when they arrive at their property. We therefore prohibit smoking within the premises in ALL our properties. A 'Refreshing Charge' will be levied on guests who smoke in properties. A No Smoking Policy may form part of a property's statutory Fire Risk Assessment.

Mini-breaks & Weekends: Bookings that are for less than 7 nights are only bookable within 21 days (some properties are within a different amount of days) of the start date of the holiday. Weekend booking requests that do not start or end on a property's usual change-over day or cross over more than 1 week, are at the discretion of the property owner.
