The Dyfi Valley has been designated a Biosphere by UNESCO which underlines its rich biodiversity and culture. The area is peaceful and tranquil and has a wide variety of local attractions. Only 8 miles to the South of Pabell Lên Powys is Machynlleth - the ancient Capital of Wales. It has a wide range of shops, amenities and tourist attractions including a weekly outdoor market, held on Wednesdays. There are several pubs serving food, a Pizzeria serving authentic Italian Pizzas and an excellent Indian restaurant. The nearby village of Cemmaes has a pub which also has a good menu. The hills and surrounding countryside offer peace, seclusion and stunning views at all times of the year and Snowdonia National Park is just a short drive away. Local beaches are beautiful, but rarely crowded. Aberdyfi, the South and North beaches in Aberystwyth, and the four miles of sand in nearby Borth and Ynyslas have all been awarded Blue Flags. Notes

The barn conversion is located at the end of a private drive and is half a mile from the main road. Travelling south on the A470, the entrance is the first turning on the left after leaving the village boundary. There is ample parking. Access to the property is via a slightly sloped area. Entrance - step up (120mm) to doorway. Doorway 900mm wide. Open plan sitting/dining/kitchen. Worktop height 900mm. Sitting area with 1 two seater sofa and 2 armchairs. Access to front - doorway 760mm. Comfortable downstairs bedroom with two single beds is accessed via 760mm wide doorway. Gallery bedroom with luxury king size bed is accessed up a flight of stairs (12 steps, each 200mm high). Spacious downstairs bathroom has 760mm wide doorway, bath height 530mm with flexible shower over. Toilet height 410mm. Light switches and power points at a sensible height.
